I always find it funny when people talk about their 30 an hour wage and how boomers fucked the economy so they also can't afford a home. I made less than minimum wage (although free room) working for me dad most of my life. 200 a week salary so overtime means nothing. I think I did that for like 6 years, older brother left the shop to build racecar engines with a guy you'd see on national TV. Pop gave me a raise to take over his responsibilities was at like 350 a week. All full time, usually over full time but salary. Did that for a year or two before going to Firestone, 15 an hour, got head hunted cause apparently I made a name for myself people just didn't wanna swipe me from under my pop, went to a shop for 20 but hated the place they scammed too much, head hunted again now I'm a differential specialist for 21.50. Bought a house in August. And no, I'm not smart with money. Never even made a savings account. Still don't have one.
How is everyone making 30 an hour but nobody can afford a house? It's all bs. Even when I read those stats of what mechanics are making, bs, I know a great many techs head techs are making only a little over that average. I know em because my dad knows em and when I worked for him yeah, we worked on everything diesel, gas, glass, body, accord, Ferrari. But the glass had us in the van to every shop in the county. That average is bs. And you can afford a house on 20. And yes, I'm even single. Single income.

most first time homebuyers won't have to pay 10%. Many of them will be as low as 3% and the average is ~6% iirc
Comparing the median home price to a 20$ wage isn't really the point. Most of the places in the US where 20$ an hour is a decent wage have home prices that are much lower than the national median price.

In most of the country (almost everywhere except a few states and large metro areas), a truck driver, nurse, postal worker, mechanic, or full time waiter can afford a decent house.

Civil Engineering in the Air Force is an instant trades career with a retirement plan you won't get in other trades, and it's recession-proof. Get on Prime Beef etc and go TDY to build bare bases. I was a happy fighter fixer but worked around CEbros when I was a facility manager.

If you're a felon HVAC is a good deal (my HVACbro did time long ago for weed) since you can start your own business fixing commercial chillers (NO fucking residential nonsense) all of which are emergency jobs because jeets don't buy new chillers then are forced to pay out the arse to have their junk fixed. ...that's like the single worst expense for most people just gone. Probably get free food too. Imagine your life if you would have to pay 1300 rent a month from your 800 a month salary... It of course depends on your exact location and in some places it's still very easy but where i live an absolute dump of a house is about half of the average net salary. So a bank would never approve you and 67% of people earn less than that.

I've been in business 10 years and have seen maybe 2 black guys in my career.

There is so much of a need right now, if you can just show up and do the job you'll be on track for $100k a year pretty quickly and then more beyond that. Not sure why so many blacks shy away from this kind of work.
