I was interested in this as a retreat SHTF escape as its remote and cheap but those roofs look from what I cna tell like just rubber laid over corrogated sheet metal. After so many years in the high UV New Mexican sunlight that shit is disintegrating shedding rubber dust everywhere and that particle board edging looks pitifully cheap and also falling apart.

is this place worth salvaging ?

How much would replacing these roofs with decent pro-panels run?

Location, location, location. The trick, for me at least, seems like it's just trying to find that knifes edge between nice parts of town, and shit parts of town. And also, the town matters. You've gotta be willing to make some compromises, and hope that the problems you are walking into can be worked around. Like, my place might be a smidge too close to the dump that it's turning off most buyers. But I feel like if I built a nice, reasonably priced house from scratch, did a good bit of the labor myself, and spent a few years tending the land, regrading slopes, clearing underbrush, landscaping, and planting some wild flowers down by the road, I could easily double my investment in a short time. I just gotta paint the picture that the gutter water isn't toxic, polluted, waste runoff, that might negatively affect their health

30k for an acre is really about average for what this particular property is worth. And honestly, you can get land for MUCH, MUCH cheaper per acre, if you are willing to do a bigger buy in, and settle for a place that's 15-30 minutes further out of town, It's really not that uncommon to find several dozen acre large plots for only about 1-200K, like OP's

Have you tried looking in the foothills of the Sierra Nevadas?

Stunningly beautiful year-round, little to no joggers (you can still see rebel flags flying high), and not as expensive as the fact that it's in California makes it seem.

I would recommend looking from Tollhouse to Oakhurst. Great people, good acreage, just far enough from major cities. Only thing is though if you find something you like we will be neighbors as I am pretty much executing your plan in California.

part of one was designated MIll Site. they set up an old gray house bus, a mobile home, a step van, two full size school busses and a short school bus. they build wodden structures , there was electricty from the pole and they plumbed seven springs on the hill oppiste flyaway gutch to piping over to the mill site which filled a large water tank on the top of the hill that then fed sprinklers to irrigate for all kinds of fruit trees. we had showers, had a wood fired hot water heater for bathing in Winter... a kitchen with freezers and fridges, an stove , sink with running water... it was great

as there is a 500 ga propane tank I assume the roads will support a truck bringing materials as well.

Listing says is has two wells but obviously learning how much they put out and how deep would be due diligence. I drink bottled water already anyway so it would be for any animals , shower, flushing a toilet and washing up and possibly some irrigation of fruit trees if it happened to be a good well. I thought I read the Galisteo Basin which this place is near enough was a healthy aquifer.

I tell myself I'd enjoy the quiet as I live now in fairly noisy surroundings being a condo abutting a manufacturing zone and I often hear the droning of dozens of HVAC units running all night. How many times i've wished some excessive snowfall would collapse their roofs and leave them rubble for years. I don't hate people I just find the bulk of them insufferably obtuse.

As long as I could hit a Whole Foods and cart out tons of victuals for a few weeks at a time lounging about in the sun and listening to music or writing sounds therapeutic but I am not set for life with cash so I'd need some modest income. I have driven as home infusion courier which lets me get by without having to deal with office settings or manual labor but here in New England the economy is much more robust and I have yet to find such work that would provide me with even the minimum I'd need to get by.

This was a place I just missed grabbing a few years ago in the same area.. it wold for like $140k on 10 acres and was much nicer while still having ample privacy so I have seen a few such places come and go. I suppose in time others will come if this proves to be to much work for too little return.
