10 years ago you had rock bottom prices and 3.5% interest rates. Stocks were up-only for a decade. Bitcoin was $300.

All of my college friends are a homeowners and pulling in 150k+/year.

Zoomers are fucked, but middle aged/older Millennials had a fucking golden ticket when they entered the workplace in the 2010s.

Real Estate isn't going up anymore since the Fed rug pulled the cheap credit. Prices have not crashed because inventory is being suppressed as homeowners have affordable fixed monthly payments.

Zoomers can't afford shit and the Millennials who bought are stuck in their properties because of their cheap interest rates. There's no next generation to pump existing real estate, and desirable neighborhoods become fewer each year as this country gets less white each year.

Rates need to fall for appreciation to come back, but that's not happening as the Fed keeps postponing their planned rate cuts each meeting. Expect sideways market until something changes.

It was really hard to get housing in the early 2010s. Almost as hard as 2020-21. Everything listed would get multiple offers over asking on the first day. Banks held most of the properties and only wanted to sell to people with cash.

I have zero sympathy for millennials who didn't buy in the 2010s.

I bought in 2020 because rentals were $1800/mo and the mortgage payment on an equivalent house was $1050/mo.

My neighbors just listed their house for sale at $350k, mortgage would be $2500/mo.
