My napkin math tells me I can rent out each apartment for 900€ minimum but if I fix up the whole house I can easily ask for 1100€ and even 150-200€ more for the garage... The demand from rentoids is high as well because it's close to a highway while still being in a very quiet and livable area. I have the Gutachten (appraisal) already (done by third party) and it says that

Yes you can deduct mortgage interest (not the principal) from your rental income when calculating your taxable income but no idea if that means much or not.

IDK man. It's really easy to miss important things in real estate when you don't have experience.
I'd start by paying for a thorough inspection of the house to understand exactly what works will need to be done to make it legally livable again. I'm not going to tell you that the seller is knowingly withholding material facts about the house, but, well, let's say it's easy to miss things.
Then get time and cost estimates for all the work needed, and add some padding to it.
I know one yuro who had to get their asbestos roof removed. It wasn't done correctly, resulting in asbestos dust getting all over the house, workers not being protected, etc. This is one of those things where you probably won't want to pick the cheapest bid, and check their references to make sure they know what they're doing.
Get all of that done before you commit to anything. If the seller gives you any pushback because you don't need to know, or you can figure it out after you buy it, run away.
